Dwellworks is a privately held company owned by the executive and leadership team and TZP Group, a private equity firm with an Impact Investing advisory team. While we have no legal or regulatory requirement to report on Environment, Social, and Governance (ESG) initiatives, we believe the ESG framework is intrinsic to and aligned with our core values. Statements in this report may be forward-looking; these statements are based on Dwellworks management’s current assumptions and expectations. As times and objectives change, the results, goals, and commitments may be adjusted to reflect these changes and any potential risks or uncertainties. Terminology Throughout this report and consistent with global standards of environmental reporting, greenhouse gas emissions are expressed as GHG and in tonnes or metric tons. Registered on the UN Global Compact Platform Dwellworks supports the United Nations Sustainable Development Goals and is registered on the UNSDG Platform. Dwellworks is enrolled in the UN Global Compact , the largest corporate sustainability initiative in the world. Our commitments to UNGC requirements are available via our annually updated and publicly accessible Communication on Progress (CoP) . Evaluated by EcoVadis Dwellworks ESG program is evaluated annually by EcoVadis.

Evolving Requirements, Consistent Values

The conversation about ESG continues to evolve, but our commitment to environmental, social, and governance initiatives remains grounded as it has been from the beginning in our core values and our accountability to stakeholders. Dwellworks has always been closely engaged with our clients, customers, associates, supply chain, and investors, as well as with regulatory agencies, the communities where we work and live, and the world we operate in. It’s how we became the trusted global leader for destination services and a disruptor in global temporary living solutions. And it’s how we’ve earned the accolade we’re most proud of, a Top Workplace for our associates. New stakeholder requirements are a positive indicator of our dynamic business environment, one where we’re all interested in a better, more satisfying future. As a company whose leading value is integrity, we have always been committed to fair practice and fair social policies. Sustainability was in our DNA long before we began measuring our carbon footprint. As for governance, our good outcomes come from a solid foundation in smart hires and great people, compliance, risk mitigation, business controls, and awareness of opportunity. We embrace our environmental and social actions, but our results happen because we are a well-run company that has its priorities straight. Two years ago, companies and employees around the world were excited to emerge from the global pandemic with opportunities to travel, move, and connect in person again. Global talent travel and mobility surged, and dormant systems and capacity were stretched. Last year employers were more conservative, reacting to concerns about inflation and potential recession, slowing down global mobility activity in general. The slowdown became an opportunity for us to invest in our systems, processes, and talent, reinforcing the infrastructure and sustainable mindset that will be needed for the coming changes in mobility and business travel.

We’re proud of our team’s results. We’ll champion the launch effort in developing the first scientifically validated carbon calculator for the temporary living industry and we’ll continue to diversify and enrich our talent working in partnership with the Upward Mobility initiative. ESG is Evolving; Our Commitment to Stakeholders Hasn’t Changed
ESG is a structure for stakeholders to understand non-financial measures. Over the past 3+ years, stakeholder expectations for ESG have evolved in scope and expanded in requirements. While some commentators question the purpose of ESG, Dwellworks is not focused on terminology or the media debate. We’re focused on stakeholder requirements and the effective extension of our core values, which have always included respect and inclusion, business sustainability, and good governance. We act on those core values through a facts-and-data based approach. It’s why we earned SBTi approval for our emissions reduction goals, why we review our Inclusion Committee’s recommendations for non-profit donations through Charity Navigator, and why we require annual training in data security, HR practices, and business controls. Our team and network partners understand and participate in the connection between values, compliance, and results. Our stakeholders are right to expect demonstrated progress on issues impacting people and the planet, just as they are right to expect us to be a well-run operation that invests intelligently, pushes for innovation, demonstrates growth and profitability, and leads by example. Taking all those expectations into account, we remain focused on our core approach to ESG, while appropriately adjusting specific actions.

Goals are focused on ending poverty, improving health and education, reducing inequality, and spurring economic growth – all while addressing climate change with urgent attention.

In 2024 we’re undertaking a Materiality Assessment to update our understanding of stakeholder expectations for ESG and to align our priorities and the impact to our business accordingly. Based on the feedback and direction from stakeholders we’ve accumulated to date through RFPs and Annual Reviews, our Materiality Assessment survey design and questions will focus on Compliance and Controls, Employee Well-Being and Talent Strategies, Environment and Sustainability, and Social Impact. We will report out on the assessment analysis later this year, with a complete update in our 2024 ESG Impact Report.

Worldwide ERC® (WERC), the Canadian Employee Relocation Council (CERC), the European Relocation Association (EuRA), the Corporate Housing Providers Association (CHPA), the Federation Internationale des Demenageurs Internationaux (FIDI Global Alliance), and the International Association of Movers (IAM) signed a joint agreement in 2022 to provide the Global Mobility industry with a roadmap and common actions towards achieving greater environmental sustainability through the Coalition for Greener Mobility . Dwellworks has been a significant contributor to Coalition and industry efforts in destination services and corporate housing/temporary living. In 2023 and Q1 2024 we: • Provided updates on the EU’s Corporate Sustainability Reporting Directive (CSRD) at the WERC 2023 Global Workforce Symposium • Contributed content and editorial review for the EuRA white paper: Sustainable Development Goals for DSP’s • Hosted and contributed to the development of three sustainability themed webinars for CHPA members • Supported the development of a Greener Mobility road map for temporary living • Summarized the below industry achievements as co-leaders of the CHPA Sustainability Workgroup and Sustainability Sponsor of the CHPA Annual Conference:

More Productive, With Zero Landfill Waste Dwellworks changed our telecommunications provider in 2023. Lori Uldricks , Director, Systems Support, sourced a solution that reduced our costs, enabled us to use our office space more efficiently with lower kWh, and reduced the number of handsets needed (all recycled through our certified safe technology-reuse partner). Bike Don’t Drive Our VP, Marketing and Product Development, Nick Stevovich (pictured left), commutes by bike to our Cleveland headquarters. He’s part of a small but growing number of associates opting for alternative ways of getting to work. A Secure and Sustainable Cloud Dwellworks leads our industry in the security and vigilance of our data privacy and protection protocols and we work with data center partners who align with our ESG commitments. Our hosting supplier has documented performance on their power usage effectiveness (PUE) and uses geothermal cooling as well as alternative energy options to minimize the carbon impact of their power needs.

Dwellworks Living provides objective, high-performing, client-matched housing solutions in over 125 countries. We survey our most frequently used suppliers every year to get a pulse check on their adoption of sustainable practices. In our 2023 supplier survey, 97% of responding partners indicated they were taking sustainable actions, a 13% gain from the previous year’s responses. Our provider partners are listening and learning from sustainability webinars and 1:1 coaching and are leaning in on the value to their operations of aligning with stakeholder expectations for more environmentally friendly, low carbon emissions properties. Diversity, Equity, Inclusion, and Belonging (DEIB) “Our associates spend a good portion of their time at work. Our goal is to align their fresh perspective with the talent needs of our business and industry.” Connecting Cultures and Impacting the Customer Experience In a mid-year survey of our associates, our Inclusion Committee learned the education our associates wanted most was about each other and the cultures where our customers work and live. Kate Lorenz, a Director in our APAC Operations and subject matter expert in Intercultural Training, launched a series of cross-cultural trainings for our teams managing moves from China to Europe and from the US to the UK. Greater cultural understanding materially impacted our positive service quality scores in 2023. Employee Resource Groups - Connecting to Thrive Suzy Benjamin , Director, Client Communications, is a champion of our Employee Resource Groups (ERGs). “Teamwork goes deep at Dwellworks. We like working together and we like that we represent different cultures, opinions, expertise, and perspectives. ERGs are an expression of our interest in each other and finding ways to stay connected and be heard.” Dwellworks fully supports this associate-led initiative for employee health and well-being. Dwellworks colleagues have formed ERGs for Career Generations, Faith, LGBTQ+, Mental Health, Parents & Parenting, The Pause (all things Menopause), Well-Being , and Women.

Helping Unhoused Families Find Homes With his expertise in the complex and challenging New York City rental market and his description of himself as a ‘person who likes to help people,’ Elias Marte , an agent in our Station Cities New York real estate brokerage, connects individuals and families in need of affordable housing with landlords and properties. The paperwork and process are complex and time consuming, requiring coordination between tenants, eligible properties, and layers of regulation and review. But Elias persists, helping multiple unsheltered renters find housing each year. Building DEI Roadmaps with Our Corporate Housing Service Partners Andy Horvath , VP, Global Account Management, joined a panel of corporate housing industry peers to discuss ‘Creating a DEI&A Roadmap – Practical Steps for Progress’ at the CHPA annual conference. Andy shares, “Our service partners are broadly diverse in their ownership and want to thrive in support of their customers’ expectations. The starting point for approaching diversity and inclusion was sharing stories of respect, personal experience, and finding your voice and being heard. As a result of these industry education efforts, we have hundreds of partners committed to building more inclusive and customer-aligned teams and experiences.” Accessibility Updates on Our Website

Web Content Accessibility Guidelines (WCAG) are standards that support access to website content for all users, regardless of abilities and learning conditions. The recent launch of our updated DwellworksLiving.com website was an opportunity to update to WCAG 2.1. Laura Ziemianski , Director of Marketing, explains, “The new website is a truly elevated experience for our clients, guests, and property searches, and incorporates WCAG 2.1 for device compatibility, color, navigation, titling, and more. It’s one more proof point that Dwellworks’ actions support our commitments to diversity, equity, inclusion, belonging, and accessibility.”
Why We Use Pronouns Every associate at Dwellworks has the choice to include personal pronouns. We offer this communication as a message to our customers and clients that we are open for dialogue and support, whatever their need and wherever they are moving to.

Teaming Up to Support Our Communities
Commitment to Communities Is Core to Dwellworks Culture Our most important efforts are those initiated by our associate-led Engagement Committees and by individual associates whose spirit of volunteering we support across our organization and around the world. Our business commits over $50,000 annually to community and volunteer engagements, through investments in employee paid time off, donations from Dwellworks and the TZP Cares Foundation, and participation in civic partnerships. Providing Support Where It Has the Most Impact Dwellworks funds a half-day paid time off for every team member to participate in the volunteer effort of their choice. Many associates choose to volunteer together to support a local cause. Our Inclusion Committee selects the environmental and social justice organizations that we donate to annually on behalf of our clients, customers, partners, and associates. The choices are vetted through Charity Navigator. In support of our sustainability and net-zero goals, Dwellworks does not fund carbon offsetting, preferring instead to directly fund high-impact environmental organizations. Corrections and Comments
In the process of updating our data for 2023, we have corrected some errors in our 2022 GHG reporting and calculations: Our 2022 calculations for US employee commuting and travel were reported as Scope 1 emissions. They are Scope 3 emissions, and that change is reflected in the updated table below. We currently capture limited Scope 2 information from our offices in the US, Costa Rica, and Germany where kWh information is readily available through landlords and utilities providers. In all instances, data reflects a partial sampling (e.g., kWh but not additional utilities). In Costa Rica, the primary source of electric power is through hydroelectricity. Our updated GHG calculations reflect the lower carbon impact of this source. Our Scope 3 supply chain reporting is based on data from a representative number of Destination Consultants and Corporate Housing providers who completed our annual survey. Our Greenhouse Gas emissions in the US decreased in 2023. We expanded our days in office, but experienced the full year benefit of a more efficient use of our office space, resulting in a lower carbon footprint overall. On page 13 of this report, we noted the positive carbon impact of our office footprint reduction using specific square foot data where available and informed estimates based on the global distribution of our operations where the specific square foot data is not available, (e.g., in locations where we are sublessors). These trends are noted as indicators only and not included in our Scope 2 analysis below, pending the capture of more specific data. The data below is based on billed kWh in select locations. Scope 3 emissions for 2023 reflect lower volumes of business vs 2022, due to relocation slowdowns and increased use of EV/hybrid cars by our local Consultants. We use https://www.carbonfootprint.com for calculations and follow guidelines from https://ghgprotocol.org/corporate-standard. With additional assets for data gathering, we plan to expand our reporting for 2024.

Dwellworks does not own any office space. As tenants, we receive utilities usage bills and reporting from landlords at varying levels of detail. The following analyses reflect electrical usage in three of our largest office spaces (US, Costa Rica, and Germany). We continue to pursue gathering more information (e.g., heating, water usage, waste management) for these and other offices of significant size in our global footprint.
