WELCOME TO SAN FRANCISCO

CONGRATULATIONS ON YOUR INTERNSHIP WITH ADOBE! We are so excited you will be joining us soon. The Bay Area is an amazing and diverse community with tons of activities to do and places to see. There are so many perks to living in the heart of Silicon Valley – access to new people, culture, food and technology but with that comes the challenge of finding affordable housing. Rental home and apartment prices tend to be high in the Bay Area, so we recommend finding a roommate/housemate to split the cost of housing and utilities. Figure out where you want to live and get started on the search as early as you can. We have compiled some information together for you to help get you oriented with your internship location. We wish you luck in your housing search! WHAT TO KNOW ABOUT RENTING IN SAN FRANCISCO San Francisco, located in northern California, is the financial, cultural, and transportation center of the San Francisco Bay Area. It is the second-most densely populated city in the United States, after New York City. There is no multiple listing rental service and most city realtors do not handle rentals, so finding a rental property requires contacts and creativity. Craigslist is the most popular source for listings; however, the listed prices can sometimes rise considerably due to bidding wars among prospective tenants and the information is not always accurate. Property availability changes swiftly due to fast turnover in this very tight rental market. Although competition for properties has eased slightly since last year, tenants must still be prepared to make quick decisions and have funds, credit reports, references, and proof of employment readily available.

EXPLORE

COLE VALLEY Cole Valley has a peaceful and easy feeling about it. It is home to many new and old families, as well as young professionals. There are more houses here than apartment buildings, but there are numerous homes that have been turned into flats and fourplexes. The biggest benefit in living here is the transportation options, many great restaurants, and its proximity to Golden Gate Park. PACIFIC HEIGHTS Pacific Heights is a beautiful neighborhood full of old houses and elegant shopping. A favorite among tourists and locals for the upscale shopping and people watching on Fillmore Street, Pacific Heights has a strong history as the residential area of the nouveau riche. This area has remained relatively quiet and residential over the years with shopping as its main draw. EAST BAY, EMERYVILLE The small and homey city of Emeryville sits among the cities of Berkeley and Oakland and meets its end at the shore of the San Francisco Bay. Emeryville has witnessed economic growth over recent years because of its proximity to San Francisco, the University of California, Silicon Valley, and other Bay area hubs Housing in Emeryville varies from single-family homes, to modern apartment complexes. Apartments throughout Emeryville vary in size, but most one- bedroom apartments are under 800 square feet in size. PENINSULA, REDWOOD CITY The sign above downtown proclaiming Redwood City as “Climate Best by Government Test” isn’t just a gimmick; Before World War I, the US and German governments tested for the world’s best climates, and Redwood City nabbed one of the top spots.

New apartment communities are popping up rapidly and fit the lifestyle of young, working professionals.

SETTLE

LEASING TIPS - In a competitive rental market, bring a completed rental application - including all necessary documentation - and a check for security deposit when visiting the property - Ask if the landlord offers any favorable terms for your employer - Come prepared with enough funds to pay for the first month of rent, plus the deposit amount. Deposit requirements vary, but can be equal to one-month rent (or more) - Be extra diligent when reviewing the lease from a private landlord. Unlike large apartment complexes, which generally have well established agreements, private landlords may be less experienced and may include unfavorable or unrealistic clauses - Ask a family member, friend, or colleague to come along with you on the move-in inspection to have an extra set of eyes

BE THOROUGH Be sure to review the lease! -

Rules about landlord access and your privacy

- -

Any maintenance required of tenant

Payment of utilities (typically tenant-paid)

BE PREPARED Many landlords and property management companies have very strict requirements for prospective tenants. Qualifying can at times be challenging and a bit frustrating. Most landlords will require some combination of these documents: - Identification - Letter of employment - Recent pay stub - Copy of your credit report
