As It Is Once a lease is signed, it means the tenant has accepted the property “as it is”. All requests are to be provided prior to signing the lease. However, the current market does not really allow for negotiations. Moving In It usually takes a few weeks to finalise the lease once a property has been identified. Supply & Demand Supply is low, demand is high, and properties are quickly taken. Be prepared to make fast decisions and be open to new ideas and accept any viewing offered! English Speaking The majority of landlords do not speak English, so your DSC will assist with translation as needed.
Lease Terms Standard lease terms for furnished is 1 year and unfurnished is 3 years, with the option for the tenant to serve 1 to 3 months’ notice at any time. Agent Fees The majority of properties in France are advertised via a real estate agent and the fees are paid at the lease signature. Fees from 15€/m 2 up to 10-15% yearly rent depending on type of lease.
Payments A security deposit of 1-2 months’ rent must be paid before move in. The security deposit is fully refundable at the end of the lease if no dilapidation. Pets Pets are not always welcome in rental properties and in some leases it can be banned. Tenancy Application File Landlords require proof of salary and employment, as well as other guaranties among other documents. Your DSC will prepare your application portfolio with you.
