Family Size Property size, especially number of bedrooms, is regulated dependent on family size and the age of children. The landlord may insist that each child has their own bedroom. Pets Pets are often not welcome in rental properties and their acceptance is not advertised. Your DSC will need to contact each landlord to discuss pet options. Websites Many websites are in German and adverts often list the positive elements of the property but do not mention negative aspects. Your DSC will guide you to ensure you are fully informed about each property.
Supply & Demand Properties are quickly taken, so be prepared to make fast decisions. Be open to new ideas & compromises and accept any viewing offered! German Speaking The majority of landlords do not speak English, so our DSC will assist with translation as needed. Moving In It usually takes a few weeks to finalise the lease once a property has been identified. Your DSC will assist with this to ensure there are no delays.
Landlords/Agents Most properties are rented through landlords, making the process more delicate and response times slower. Lease Terms Standard lease terms are 3 years with the option to serve 3 months’ notice after the first year. Payments A security deposit of 3-6 months’ rent must be paid before move in. Payments should come from an Austrian bank account, which your DSC can help you set up.
Referencing Landlords require proof of local salary and employment, among other documents. Your DSC will prepare your application portfolio with you.
