How does homefinding work?
1. Date of availability for viewings advised by assignee. (1 full day preferred, or 2 half days – sporadic availability is generally not as productive).

2. Counsellor discusses the requirements with assignee on a call to finalise details.
3. Research completed the day before the viewings – sources researched include online property sites/internal database and direct property agent contacts. Viewings are set up for the agreed date. Itinerary is sent to the assignee before close of business on the day before viewings. a. Note: In the current market the property agents dictate the scheduling of viewings. It is rare to be able to pick and choose dates/times. b. Note: To research the market much earlier than the planned viewings date will not be productive as those properties will most likely not be still available. Property links sent through prior to the agreed viewing date will be noted as samples of requirements. If available at the time of our viewings, they will be included. Should you wish to see a property before our agreed date you must highlight this to the account manager and this time will be taken out of the overall allocation. 2. Note: Properties are let as seen – generally no aesthetic changes will be made to the property, only maintenance issues will be addressed – Your Counsellor to explain this to you before you arrive at your first viewing. Any vital changes required must be mentioned at the time of the viewing with the Counsellor, who will discuss with the letting agent/landlord at the time. 4. Viewings take place.

5. Assignee decides which properties to apply for and advises Counsellor and Account Manager.
6. Account manager makes the application on assignee’s behalf.
7. If application is successful, lease negotiations follow, the security deposit must be paid immediately to secure the property. Note: The first month’s rent is due before the start date of the lease.
8. If application is unsuccessful a re-group is required to re-assess requirements and to schedule more home finding (dependent on time remaining on the file).
Stamp Duty: Tenants are liable for Stamp Duty on properties renting at €3333.00 and over per month. Stamp Duty is payable on a lease at 1% of the annual rent plus €12.50 for stamping
