Departure Departures can be quite challenging, in particular regarding the condition of the property. In Singapore, landlords expect the property to be returned in such a condition that they can immediately rent out the property to the next tenant. The key to a smooth handover is good preparation. Tenants should look over their original inventory or schedule of conditions and aim to restore the premises to said state.
The property is inspected at the end of the lease and if necessary, deductions are made from the security deposit if the leased premises has not been cleaned or if there are repairs required. The lease might sometime include a clause on the condition the property should be returned professionally cleaned and sometimes in painted condition. Therefore, the yield-up or handover clause in the tenancy agreement must be referred to and complied to ensure the property is returned according to the lease contract.
It is advisable for tenants to arrange for a joint inspection with their landlord approximately two weeks before the contractual move-out date. Tenants should ask their landlord to point out any damages they see so that they have a chance to rectify them before the move-out date. This will allow tenants to minimise the chances of any security deposit deductions due to pricey repair costs arranged for by their landlords . Refund of the Security Deposit The Security Deposit will be returned to the tenant within 14 or 30 days (depending on the stipulation in the contract) after the handover of the property or completion of reinstatement works.
