CONGRATULATIONS ON YOUR INTERNSHIPWITH ADOBE! We are so excited you will be joining us soon. Ottawa is Canada’s capital, located on the south bank of the Ottawa River and in Eastern Ontario, bordering Gatineau (Quebec), and not too far from the U.S. border. Ottawa is a cosmopolitan melting pot of ethnicities and cultures and languages - its surrounding communities offer arts and culture, global cuisine, unique and brand name shopping, excellent schools, festivals (over 35 annually such as Winterlude), concerts and professional sporting events with fan favorites including the National Hockey League’s Ottawa Senators team and the Ottawa Redblacks football team. Ottawa has endless opportunities to be enriched both artistically and culturally. It encompasses all surrounding suburban neighborhoods of Kanata, Nepean, Orleans, and Cumberland, as well as Gatineau (Quebec) and is known as the National Capital Region where both English and French are spoken. Metro Ottawa’s population is approximately one million – the 4th largest city in Canada - and combined with the regional population it is quickly approaching 1.5 million. EXPLORE
WESTBORO
Located along the Ottawa River, Westboro has become one of the most desirable and sought-after neighbourhoods in which to live. Also referred to as Westboro Village, the country charm of this popular community can be seen through its picturesque views of the Gatineau Hills, and the character homes of post-war and 20th century on traditional tree- lined streets. The gathering place in this community is on Richmond Road where many shopping and dining experiences can be had. Outdoor recreation is a big past time here being by the Ottawa River, and evident by the many outdoor sporting goods stores in the area including Mountain Equipment Co-op.
THEGLEBE The Glebe is one of Ottawa’s affluent neighbourhoods with beautiful tree-lined streets and large colonial style homes and newer modern structures. The Glebe and Old Ottawa South are conveniently located close to downtown, and to the east hug the famous Rideau Canal where residents and visitors can enjoy cycling, running, and boating, and ice skating in the winter. Bank Street is a popular place in both communities where many residents have access to unique shops, cafes, global cuisine, and antique stores. The communities are also very student friendly with Carleton University being located in Old Ottawa South. The new addition of a walking and cycling bridge at Fifth Avenue gives residents easy access to Old Ottawa East on the other side of the Rideau Canal.
BARRHAVEN Barrhaven has experienced rapid growth in the last five years and is the most densely populated of Ottawa’s suburban communities. Just 20km southwest of downtown, it is a district situated between Highway 416 and the beautiful Rideau River. The area is a quiet suburban neighbourhood with good schools, great shopping choices, and all of the amenities families would need including a major athletic centre – the Walter Baker Sports Centre. The sports facility offers two ice hockey rinks, a swimming pool, a rock climbing wall, and an inflatable obstacle course.
BYWARDMARKET The historical Byward Market is one of Ottawa’s most popular tourist spots and liveliest neighbourhoods. It has five open-air cobblestoned courtyards filled with fountains, restaurants, bars, and shops. The district has one of Canada’s oldest farmer’s markets where local farmers sell their produce and vendors sell their handcrafted items. The area attracts many professionals, but its vibrant nightlife with street entertainment, live music, art galleries, and great eateries tends to bring in more tourists, students, and youth.
GOLDEN TRIANGLE The Golden Triangle community is an urban oasis steps away from downtown. It boasts a mix of beautiful heritage homes with architectural character, single-family dwellings, along with a variety of old and new condominium structures. Bordering Elgin Street is home to unique shops, galleries, and not to mention a variety of great restaurants, cafes, bars, and nightclubs.

SETTLE
TOP 5 LEASING TIPS 1. In a competitive rental market, bring a completed rental application, including all necessary documentation and a check for security deposit when visiting the property. 2. Ask if the landlord offers any favorable terms for your employer. 3. Come prepared with enough funds to pay for the first month of rent, plus the deposit amount. Deposit requirements vary but can be equal to one month’s rent (or more). 4. Be extra diligent when reviewing the lease from a private landlord. Unlike large apartment complexes, which generally have well established agreements, private landlords may be less experienced and may include unfavorable or unrealistic clauses. 5. Ask a family member, friend, or colleague to come along with you on the move-in inspection to have an extra set of eyes.
BE THOROUGH - BE SURE TOREVIEWTHE LEASE!
Here’s some items to keep in mind:
- - -
Rules about landlord access and your privacy
Any maintenance required of tenant
Payment of utilities (typically tenant-paid)
- Tenant Insurance: This is a requirement for all rental properties. Again, this will depend on the limit of liability ($1 million or $2 million) and the building's size and type.
BE PREPARED Many landlords and property management companies have very strict requirements for prospective tenants. Qualifying can at times be challenging and a bit frustrating. Most landlords will require some combination of these documents:
- - - -
Identification
Letter of employment
Recent pay stub
Copy of your credit report
