WELCOME TO DENVER

CONGRATULATIONS ON YOUR INTERNSHIPWITH ADOBE! We are so excited you will be joining us soon. Denver is an amazing and diverse community with tons of activities to do and places to see. Nicknamed the Mile High City because its official elevation is exactly one mile above sea level, Denver is the capital of Colorado and the state's most populous city. It’s also a major economic center for the aerospace, telecommunications, healthcare, and financial industries. Denver's location in the Mountain Time Zone also benefits the telecommunications industry by allowing communication with two North American coasts, South America, Europe, and Asia in the same business day. Denver also has the largest city park system in the country with more than 200 parks within the city and 20,000 acres of parks in the nearby mountains. We have compiled some information together for you to help get you oriented with your internship location. We wish you luck in your housing search! WHAT TOKNOWABOUT RENTING IN DENVER Denver, Colorado, located between the Rocky Mountains to the west and the high plains to the east, is nearly in the center of the United States, making it a natural crossroads for both domestic and international commerce. The local Denver area has seen exponential population growth that only continues to accelerate, strengthened by an oil and gas boom. Although there has been an increase in apartment construction, additional job growth has kept housing demand and rental prices up. Aurora to the east, Lakewood to the west, and Westminster/Broomfield toward north are all easily accessible by car or public transportation. East Aurora is in the excellent Cherry Creek School District. Boulder, another popular community with outstanding schools, is 25 miles northwest Denver. The Denver rental market remains highly competitive. Finding a home requires an open mind, preparedness, and quick decision- making.

DENVER AT A GLANCE

EXPLORE

DOWNTOWN The downtown area of Denver, commonly known as LoDo, is known for its lively shopping and dining scene. Grand Victorian buildings line the streets and have been converted into trendy boutiques and restaurants. The area is also home to many well-known art galleries and museums, as well as Coors Field, the home of the Colorado Rockies. As one of the oldest neighborhoods in Denver, LoDo’s mix of old and new ensures that this lively part of town does not disappoint.

RINO (RIVER NORTH ARTS DISTRICT) RiNo or the River North Arts District, is where “art is made”, boasting historic warehouses and factory buildings that are home to everything from music venues, restaurants, breweries, and a plethora of art galleries and studios. This area is so popular to Denver locals and visitors alike

HIGHLANDS RANCH Located just 20 miles south of downtown Denver, Highlands Ranch’s population has grown dramatically over the past 20 years. Home to many of Denver’s top-rated schools, this town attracts families. Highlands Ranch is a well-planned community with an orderly feel to its neighborhoods, 19 parks, and countless miles of trails. It is also home to exceptional restaurants, shopping centers, and public recreational centers, with spectacular views of the Rocky Mountains.

AURORA Aurora provides one of the most culturally diverse communities in the Denver area, with easy access to central Denver just a few miles away. Ethnic restaurants and retail establishments are plentiful. Aurora has a city pulse yet offers many parks and open spaces. It also houses the largest sports park in Denver, where youth and adult competitions are held on over 30 fields. World- renowned UC Health has its largest hospital and health care campus in eastern Aurora. Housing is relatively affordable in Aurora compared to the larger Denver area.

BOULDER Boulder sits at the base of the craggy Flatiron Mountains. With the crystal-clear Boulder Creek flowing through town (along with many rafters!), the city is known as an outdoor adventurer’s paradise. There’s plenty of opportunity for hiking, biking, fly fishing, rock climbing, and local skiing. The historic Pearl Street Mall is an international year-round tourist destination with restaurants, shops, museums, street performers, and microbreweries. Boulder is home to the beautiful red brick University of Colorado, which opened its doors in 1876 and offers many cultural and sporting events. Chautauqua Park offers spectacular trails and views of Boulder. Its historic dining hall, small theatre, and rental cottages create its own destination.

TOP 5 LEASING TIPS 1. In a competitive rental market, bring a completed rental application, including all necessary documentation and a check for security deposit when visiting the property. 2. Ask if the landlord offers any favorable terms for your employer. 3. Come prepared with enough funds to pay for the first month of rent, plus the deposit amount. Deposit requirements vary but can be equal to one month’s rent (or more). 4. Be extra diligent when reviewing the lease from a private landlord. Unlike large apartment complexes, which generally have well established agreements, private landlords may be less experienced and may include unfavorable or unrealistic clauses. 5. Ask a family member, friend, or colleague to come along with you on the move-in inspection to have an extra set of eyes.

BE THOROUGH - BE SURE TOREVIEWTHE LEASE!

Here’s some items to keep in mind:

- - -

Rules about landlord access and your privacy

Any maintenance required of tenant

Payment of utilities (typically tenant-paid)

BE PREPARED Many landlords and property management companies have very strict requirements for prospective tenants. Qualifying can at times be challenging and a bit frustrating. Most landlords will require some combination of these documents:

- - - -

Identification

Letter of employment

Recent pay stub

Copy of your credit report

TRANSPORTATION Two interstate highways primarily serve Denver: I-25 and I-70 . I-70 runs east and west from Utah to Maryland. I-25 runs north and south from New Mexico through Denver to Wyoming. The intersection of the two interstates is referred to locally as "the mousetrap", because from the air vehicles in the intersection resemble mice in a large trap. Locals also refer to "T-REX", the Transportation Expansion Project, a massive freeway construction project for the southern corridor of I-25 that was completed in late 2006. The T-REX effort widened major interstates to as much as 7 wide in each direction and added 19 miles of double-track light rail throughout the metropolitan area. Denver also has a nearly complete beltway known as "the 470's" made up of C-470 , a limited access state highway in the southwest Metro area, and two toll highways, E-470 (from southeast to northeast) and Northwest Parkway (from the terminus of E-470 to US 36). Highway 6 follows the alignment of 6th Avenue west of I-25 and connects downtown Denver to the west-central suburbs of Golden and Lakewood. Most of Denver has a straightforward street grid oriented to the four directions. Blocks are usually identified in hundreds from the median streets of Broadway and Ellsworth, which are identified as "00". Broadway is the east–west median, running north–south. Ellsworth Avenue is the north–south median, running east–west. Colfax Avenue , the major east-west artery through Denver, is 15 blocks (1500) north of the median.

Trains

https://www.cwrr.com/Amtrak/w_thrwy.html

Thruway Motorcoach is Amtrak's system of Amtrak-owned intercity coaches, locally contracted transit buses, through ticketed local bus routes and taxi services to connect Amtrak train stations to areas not served by its railroads. Train and Thruway Motorcoach tickets are purchased together from Amtrak for the length of a passenger's journey, and the connections are timed for convenient transfers between the two services. There is a Thruway station in Denver. However, it differs from the Amtrak railroad service through this city.

Buses

Greyhound Bus Lines offers bus connections through Denver.
